But if all that sounds like too much work/uncertainty you could just put a curtain around the shower and toilet and the tenet can use that space for storage, game room, workshop, etc.

You can attend the dream workshop where everything is done on the same day, and if you're lucky to pass that stage, you can start working with their in-house (not mandatory) realtors.

@Justin Kerstetter,  I recently attended a great 3-day workshop/Bootcamp in Branson, MO which was dedicated to the topic of short-term rentals. 

So check with your counselor which you are assigned via the mandatory homebuyer workshop when selecting your broker.
