I'd say rent is going up $20 when the lease renews, but just to let you know I'm planning some upgrades the next time we have an empty so in case you are interested in improvements we could offer a garage door opener install for $20/month, add a washer dryer hook-up $xx, paint a room $xx, install a diswasher $30/month, etc for whatever improvements you are planning.
