I’m thinking about selling it but wanted to hear your perspective, especially since the interest rate is so low at 4.75% & I don’t necessarily like the idea of selling an investment property but know my money could potentially be better elsewhere.

I have no idea if that is the case in the area where you building is, but it is something to research and look into. 

The house I regret most for not getting it is this one,https://www.zillow.com/homedetails/N8064-975th-St-River-Fall...I was so close to getting it, but I chickened out because I have absolutely no idea how these houses even exist.

It looks like a great idea on the surface but the numbers don't stack up from a risk/return point of view as far as I'm concerned (it could be different for you depending on your return expectations).

Sub2 is a nobody in a subset of nobody in a subset of "yeah I've heard of that but I have no idea what it is".  

I personally don't like the idea of using OPM as is often recommended for people without their own capital.

Ask an expert of course but that is my idea for it! 

Think of it like the idea of wanting to go on Vacation and asking a group of a million people where you should go.

@Jason Wray Thank you very much for this response ..I’ve never sold one of my rentals before feels like I’m cutting off a leg and paying close to 100k for cap gains is really starting to eat at me 😵‍💫Any chance you would be so kind as to send me a link to something in the ballpark of what you’re suggesting this way I can get an idea of area and what this type of property could look like!
