I plan to start my second book next week and hopefully have it ready to go for publication same time in 2019.I am also hosting the first ever Ultra-Marathon in Memphis on March 17th called the Big Buffalo 50.Lastly, my wife and I launched our philanthropy last year called Kids Kickin’ Cancer Soccer Club.  

I've been reading up on posts here on BP and listening to podcasts like crazy and am starting to feel that it would be smarter to not wait the ~3 years to pay off my student loans and wait for my GF to move here and just jump right in, albeit with ultra conservatism and proper education prior to pulling the trigger.I live in Middle TN and anyone who lives here knows this area's housing market is red hot and too pricey for me!

Virginia I am seeing more tear downs and rebuilds $1M+ as well as in MoCo.This entire region is ultra competitive right now.

There are a ton of gurus out there who will take your money and put you into their "ultra successful" program.

@Jordan Stone WOW, Sounds like a great deal up front but the ultra low rents are kind of concerning.

Selling to investors with tenants in place, is just one strategy, and it may not bring you the highest value in this ultra competitive market.

Although these types of letters are having less impact in the ultra-competitive market we are in since sellers have the pick from the offer litter, you just never know who is on the other side of that offer.I also like the per diem option mentioned by @Doug Spence!
