I think since it's 'new construction' I assume it's way more complicated, and I'm sure it comes with different challenges and factors to consider, but as long as you buy it right, have supporting new construction comps, and are confident with your cost per sf analysis, you can hit your target margin - or close to at least!

But you can easily find another 40-60 hours in your week if you really want to.When I started I have held a W2 job that required me to travel globally sometimes 2 weeks out of the month while buying properties and sometimes running 2-3 rehabs at the same time.

That means not traveling unless necessary, less going out to eat/drinking and avoiding unnecessary expenses of all types till your HELOC and CC debt is close to nothing.
