I sweep funds from my other accounts to the HELOC a couple times weekly. 

on the 6th of each month, i just log into my bank account, verify that people paid on time, then sweep the money out to my operations account.  2 people are late today -sigh-

TENANT(S) shall not allow any flushable wipes, tampons, condoms, sweepings, rubbish, sand, rags, ashes or other substances to be thrown or deposited therein.

I mean, what manager will paint, sweep, do small projects around the property, etc?

This might be a sweeping generalization, but I'd say PS tends to draw more city dwellers, PD more suburbanites.

We love investing in Memphis but it is almost impossible to offer sweeping advise on the areas.Hopefully some of the other Memphis REIs will respond with their opinion.Best of luck!

I've done some digging and have found a HELOC company that utilizes a sweeping account and uses the HELOC to pay off the original mortgage and take fist lien position.

Would appreciate any advice, as I'd rather the building spend some money now to protect the foundation and its financial future than sweep it under the rug and cause bigger issues down the line.Thank you -

this would drive me crazy knowing they are making bank on my funds (plus everyone else's - this is actually how they make their money (overnight sweeps) and it is big business...... anyway.....i prefer ACH - it is the fastest way to get paid besides someone depositing cash in my account.
