PM if you'd like more info.Can you explain how you were able to get a HELOC based on LIBOR, and was that a better choice than the usual "Prime rate".

I've worked with Adam & Tommy at Rent To Retirement, and they both have taken a ton of time to educate me about multiple markets & investment options so I can learn & ultimately make an investment choice that best fits my goals.

I know you mentioned wanting to buy locally and that is always the first choice - when we have a choice.

If given a choice between one paid-in-full property and two identical properties with 50% leverage, the latter will always out perform in the long run.  

So its a hard choice.

However, if have several rentals and need to deposit checks, or use a debit card to pay utilities and other bills, etc. conventional business bank account would be the best choice. 

I applaud you for your thinking in choices you have made so far.

Since you have no significant debts and manage your finances well, your existing financial data from tools like Fidelity’s Full View should be sufficient.
