For the condos we own in FL, it's very expensive to move in, because the associations charge an application fee (we don't), plus fees for common area keys, parking sticker or gate transponder, and now they're also charging their own security deposit for any damage to common areas.

If that is the case, in my experience (Florida based), when you apply for a "Real Property" sticker (couple hundred dollars) it turns the home from a motor vehicle into real property, attached to the dirt...so now, instead of paying a small DMV registration fee, you pay property tax on the home.

I'd start at the courthouse (existing default records if any), then the REO agent, then look for field service stickers on the property, then the neighbor who talked to the owner who may know how to find the owner.
