These are not standardized agency loans.  

A landlord wants to eke out every bit of life out of a roof, HVAC unit, etc. that is economically profitable before replacing.All a landlord wants to do is Maintain to the Neighborhood Standards - nothing more, maybe a bit less.

This allows them to bypass the REP status since they are full-time doctors and cannot meet the standard.

Then they sell the Turnkey property with the standard mortgage loan or DSCR loan..

DSCR Loans are pretty much standardized and arent really negotiable like CRE loans so people don't usually spend much at all on this

Pretty much all major components were newly installed / fitted and done to a tasteful standard (new metal roof, plumbing, electrical, kitchen, flooring, bathroom, doors, new hvac, decks, vinyl siding etc) and I have visited and walked through 3 times and even been under crawl space to inspect a repair that was previously noted on an inspection to the foundation after termite treatment which looked to be a good job.

It's a great example of how landlords are duped into accepting bad tenants.Define some standards, then stick to them.
