Though this is my 2nd deal, this represents a red flag (unknown as to what is in there and it's condition, the home is 110 years old) to me and among other smaller issues related to water stains in the unfinished basement (satisfactory) non working sump pump (can be replaced), water heater leaking (agent said will be replaced) , etc .. how should I approach this???

The property looks cosmetically in bad shape, carpet stained, horrible smell (cat/dog pee), smudges in walls, beat up cabinets with damaged hardware, jagged laminate countertops, stinky & dirty bathrooms.

My building has two dormers that are clad in untreated wood, and I would like to seal or stain them, or open to other options. 

We used KILZ primer on all the walls and ceilings where there were heavy smoke stains and that worked extremely well.

Being able to work investor leads properly and not stain their business with unreasonable expectations offered to investorsThink about what you can provide/give 100X for what you receive and you're off to a good start.  

With that said I do always paint my trim, never stain, and I imagine the MDF is cheaper than the FJP I use.

Is there a special paint, stain, or sealant that'll do the trick?

My painter recently did ceilings, walls, and floors (pet stains, had to be kilzed) in a 16x80 for $900 and I felt like I was overcharged.Roof seems pretty right.As for the door, I just had to replace one myself.

Would a good pressure washing and new stain resolve the issues?  

Looking for someone that does either powerwashing, painting, staining, fences, or all of the above.
