I'm originally from BR and know the market reasonably well.

That was a huge win to have immediate equity in a brand new built home in an A class location that still cash flows well!  

Brand new to flipping and you want no oversight on the project from a professional.Feel bad for whoever buys that flip.

Also what brand di you have installed?

We use Hospitable and it is compatible with multiple lock brands.

Also, with 5-6 bedroom homes you have a greater opportunity to make it stand out with the theming, as many of the HIGHLY themed homes are  8, 9, BR and larger homes.The key to making the home unique is theming, but not just any theming.

I do 90% of my own work. 200k I could build brand new from the ground up.

You the "rich big shot investor" will get branded as taking advantage of the poor guy who's now blind or missing an arm and can't feed his family. 

The risk is very high when you are brand spanking new and you will definitely need to go through some transactions to get an idea of what you are doing. 

It depends on situation but...For me personally...my situation is new but I am predicting that my long term is easier to self manage because my property is brand new.
