David, I like the ideas of, 1. see if a slight reduction in rent will solve the payment problem and 2. leave all communication thru the PM. 

You have to be careful on taking this decision.Problems to solve:- Reduce vacancy.- Improve in property management.Then you can think on expanding your portfolio.A good investor would need to have the hands on the ground to make sure that they understand what is going on.

it's probably a good move, but I am saying that the LLC doesn't make any difference for the problems you are trying to solve. 

Duane thats an interesting take on it.. that would have to track back to dodd Frank and fannie and freddie rules etc.. so it would not be the RE or MLS it would be changing lending underwriter guidelines to solve this issue.. on the flip side buyers are simply going to figure out what thier fee is and offer that much less to the seller.. unless its a hot market and competition wont allow that.
