I also anticipate a surge in demand when rates do drop lower as a lot of people who have been waiting on the sidelines for lower rates will be entering the market again and driving up prices on the best properties.

When you are investor friendly it means you understand the metrics of the buyers property search.I have seen so many agents get comfortable and simply add their new buyers to the "Hot Sheet" and they blast the buyers with properties that do not even fit the buyers cash flow needs or budget.

Right now, the technology is not yet suitable for small projects, simply because the transactional costs are way too high and there's no secondary market.

There are a few things I'm specifically interested --- Do wholesalers actually enter into a PSA?

We learned that some properties simply require strong market insights and timing rather than major renovations to achieve a solid profit.

If you have the cash to complete the transaction as is, I would recommend simply paying the balance.  

Question1> Cash Out Refi LTV: Single assets versus multiple properties: If all properties are performing how many should be considered into 1 portfolio loan, or should properties be enter into loans separated then combined?

I'm not going to do anything at this moment, but if I do not hear anything, I was simply just wondering what the options were or if anyone has had this situation before.  

Many BP people see contractor, RE agent and property manager as the only options to enter the RE business.
