Where is your site at? 

I'm having a hard time finding any estimating tools for this kind of a project, adding a story and multiple BR/1 BA, and wondered if there were any tools, sites or recommendations any of you have for this kind of a project. 

Can I still do simple 4 box calculation? 

You can secure the property with a promissory note drafted by a lawyer or a title company, but keep in mind that “taking back the property with the note” as it is often pitched by gurus is not always actually that simple.

I don’t have an STR myself but have helped a friend set up and manage a couple last year and it’s not as simple as it used to be. 

Stop with the guru sites, the videos, all that nonsense is pure crap designed to drive the lazy into highly risky investments or investment schemes that will surely see you make a little or lose a lot. 

I am the only real estate investor with my bookkeeper and at first she thought this was a little overboard but once she started setting rules in Quickbooks to simplify her work she quickly realized how simple this method makes things.

Thank you  My recommendation is to sign up at paperstac, debexpert and some of the online sites that sell loans as well as join some fb groups on note investing as people push loans through there as well.

I'd like to not "find out the hard way" if one of these sites are not a good match for me.The ones I'm considering are Propstream, Property Radar, ListSource, and PropwireSomething to note, I am looking to return to doing some wholesale deals, using criteria such as absentee owner, out of state owner, tax delinquent, vacant, liens, and pre-foreclosure..

That all is changing now, ever since Hilco Redevelopment Partners purchased the property in 2020, and received concept and development site plan approvals in 2022 and 2023.
