Part of creating a marketing system is to identify potential candidates (suspects) that appear to fit your deal criteria without much research.Don't too much research in the front end; only enough to fit and exclude the obvious.You basic qualification research only need occur when you have a principal who has expressed serious interest in doing business with you specifically and has given you signals that they are motivated to given something up in order for you to solve a problem.You due diligence (deep research) should be reserved for when you are in contact with a principal and you have the working of a transaction on paper.

Hello, to tag someone in your post you select "Link" , "Insert Link" and in the "Text" portion you'll write their name including spaces with the "@" signal in front of their name.

Base part of your analysis on the leases(I'm assuming those have been provided to you,) verify that the leases are essentially market rent- if they are under, you're actually in luck as you'll have future upside, and you can factor the below market rent into your purchase offer- and if they're over, that may signal that some desperate tenants signed leases that they'll break at the first opportunity.

It makes you look foolish and sends the wrong signals to potential buyers who will now offer even less because you have just shown your cards.Let's look at the economics of a house sale;We have a buyer who is going to most likely get maximum leverage from a lender at an unprecedented (and absurd) 3-4% interest rate.An agent looking to make highly taxable earned income (the real loser in this whole scenario).

Long term you can be long on the US for sure, but in the short term I do not believe that a buy signal is warranted.If the RE and the stock market are both inflated to intrinsic values that is probably an indication of the public having most free cashflow to invest right now, driving up pricing.
