If you want a way to measure that quality you can either inspect the job yourself on a regular basis or hire an independent inspector to look over the contractors shoulder as the job progresses.

Yes there is a human aspect to this, but you've clearly demonstrated per point 1 that the sellers are benefitting from this deal and are probably taking a huge burden off their shoulders.

So on its face they would like the deal to work so they get a pay day but at the end of the day if it does not ... they just shrug their shoulders with an Oh Well and sorry poor seller that I tied up your home with no real ability to close etc etc.This type of behavoiur is probably one of the reasons the banks and other sellers are going to demand much higher EMD .. so in the end its the very people that do not have any funds or are not willing to put their own funds up that are creating this higher EMD environment and they are shooting them selves in the foot with unintended consiquences.
