But now her BF stays over occasionally and takes a shower in the morning before her, and she goes in after and hot water runs out in the middle of her shower.By the way she said she likes long showers 20+ minutes shaving, washing hair etc...Is a 30 gallon sufficient for a 1/1 in your opinion?

I just can't bring myself to do it.....And Chris, I sence that you have the eye of the tiger toward a real estate investment practice, eager and ready to pounce on the possibilities out there, that can be a good thing, but you have some research to do my man....I'm going to back out for awhile and stop foaming, get the sheet rock out of my finger nails from clawing my ceiling after reading this thread.

Now they put down plywood (instead of spaced out 1x4's) and nail to hard wood to that or place a impermeable foam pad for engineered wood flooring (and laminate).

I would like to err on the side of paying a bit more to an insurer that actually provides insurance than to try to shave off a little dough and be stuck in a constant fight to collect on legitimate claims.
