Your best bet is to contact the County you plan to build in (Miami-Dade County or City of Miami) and see if a stamped set of plans is required for the development of land and building Deparment permits.

However, I have been trying to figure out possible creative financing options to build more without having to sell, but I cannot seem to find a lender willing to do 100% down on land and construction even though the LTV would be below 50% since I can basically build for costs of material plus minimal labor by doing almost all of it myself , with a little help here and there.

The roof looks in relatively good shape (I don't know the age) although I did notice a very small leak in one part of it and the facia is rotted in several places.

Actually the comps say $600k but I don't think I could get that as it will need a new roof soon and there is asbestos siding that is still in good shape, but it is still a liability) I am still in the home until my youngest graduates in three years, but she is the only one left and when she is not with me (50% of the time) I am at what will be our forever home in NH.
