I’m an architect who has recently stepped into the world of real estate development, taking over my father’s small business.

We have owned 14 SF rentals and 4 apartment complexes totaling near 1,000 units, and over 17 year period we have been sued exactly once.We had a 350lb resident that missed the bottom step of the staircase, fell and hurt himself. 

Attend meetups (that’s where I made friends with other wholesalers and learned from them).Good luck, and take it one step at a time!

ALSO they have regs on rooming houses only allowed in specific zoning, similar zoning as for hotels;  only on main streets in business districts AND you have to apply for licensing and blabla as for a hotel..That said;  there is a small movement supporting rent by the room as a small step toward solving affordable housing. 

I live near Richmond, VA, but if you have a national bank then I thought I could just have my local branch call the bank manager you used so that s/he can walk my rep through the steps required to make it happen.
