Their restaurants average about 5 million minimum in sales and some do 10 million annually which is staggering as it compares to a dine in Cheesecake factory with much larger tickets per person.They give employee chance from within to partially own and operate ONE store.

If the building ever gets a $25 summons ticket from Sanitation (it happened once) we then bill it to the tenants in equal share. (1/3 each for a 3 family) and send a sternly-worded email.Re: Legal obligations - I know of no "legal" obligations to curb the trash on behalf of the Tenants that would supercede what was specifically agreed to in the Lease.

Rather than second-guessing "what is the new hot STR market" as I see many do - I may be biased - I believe it makes more sense to invest the time in figuring out how to succeed in a year-round market which is proven to attract tourists year after year.

I am deciding if I want to do this on my own this first round (I currently work 70 hours per week so this isn't really my first choice) or find a property manager (or someone willing to manage mine) who has a good cleaner/handyman/team and has had some good experience with MTRs in this area!
