If the tenant chooses to proceed, we execute a separate agreement and they pay the funds for restoration into a trust account before we proceed.Rarely does a tenant proceed with one of these requests - if they do, then the cost to us is nothing and one of our trades/subs makes a little.

My contractor threw on a new layer of paint throughout entire house, replaced carpet with hardwood laminate, restored the wood on the staircase, and refinished tub/vanity in bathroom, new blinds and fixtures.

However, if the move-in deposit is only to be used to cover damage that happened while you were moving, you might have to pay out of pocket for the extra fine.The security deposit can only be used when you vacate to restore the property to pre-move-in condition or to cover any unpaid rent or fines incurred while living on the property.
