It seems the people getting loans with lower down payments etc. are ppl with experience and a reputation or relationship with these lenders?

You have no expertise to bring to the table, no contacts, and no reputation.

I know large  and (until then) reputable developers  who have done that and then, when occupancy was below the level, they unilaterally cancel the guarantee.

I called the plumber and he came said there is no problem with the pipe, 300$ for the installation of the washer...Home warranty through Home Depot- came three times and said the rental was not clean and refused to fixed the stove...Not gonna do any business with Home Depot ever again!

If you know what you are doing and you are hiring a licensed plumber, you're likely going to be fine.

Ultimately I am worried about protecting our business's reputation, the safety of our tenants, and having a viable rental.
