I have 5 house that need to be rehabilitated first but trying to start with my house first and then move on to the other 4.

I am a graduate student in rehabilitation counseling program and a part-time real estate investor.  

Of course you can pay quite a bit more for a property in excellent shape that requires nothing for awhile, and there are some homes available for less than $50k- but those generally require a good deal of rehabilitation.

I'm very familiar with the rehabilitation part of the industry and have a fair amount of experience doing the work (I'm no licensed contractor but I'm not afraid of a DIY project if it needs to be done).

It could be the condition of the house; it could be the operating cost of the house; it could be the costs of rehabilitating the house; it could be a zoning issue ....It could be all of these things and more.  

While the letter from the clinical social worker, outlines the disability, the support required by the animals and lists 3 separate governing laws that allow these animals (ADA, FHA and rehabilitation act) in all three governing documents, it doesn't speak to the "fee's" just that they have to be reasonable accommodated.

I would look for good reasons-Loss of job-Health issues-Child medical bills-2-3 years since ch 7 or 13 bankruptcy Discharge, not filedAttitude-wants to be rehabilitated with credit, will enter into savings program and credit repair program,A high earner with no debt has a great chance to get a new loan in 3 to 5 years

If the drug dealer is going through a rehabilitation program (on the outside or inside of prison), it may also serve him well to make amends.
