Biggest thing IMO is getting close to the train station and have a high quality units that may not look attractive on paper the first few years but will have the ability to raise rents consistently long term.

Hey @Justin Woods - as far as I'm aware, the property has to be a complete investment property to even qualify for cost segregation studies and on top of that it has to be large enough to actually justify the study costs/benefits.I don't think it's worth it for a SFH househack you're turning into a 2 family.
