For the bulk of my real estate service career I've sold Oregon Coast property and STR vacation rentals with ocean views and occasionally oceanfront locations. 

(Max vacated rents - your monthly mortgage payment) = +/- net cashflow.

Couple of observations here from my perspective:-I would have gotten the "old tenants" to sign a vacate agreement wherein the agree that they are not entitled to pro-rated rent for remainder of that last month. 

You can track materials used to fill in your JIT processes or whatever.With a vacation rental, it is always different.

Think of anything your tenants need to do before they vacate the property!

Here are some other factors and reasons the OR Coast makes a prime second home or vacation rental destination (for now and presumedly into the future!)

It's true that demand seems to be low across the board this year for vacation or travel rentals.

If I was going to use a HELOC for investing (which I've done several times), I'd buy a vacation rental or multi-family in a B class neighborhood.

Make sure the lawyer letter has something to the effect of "for your health and safety, we feel it is necessary for you to vacate the property.

If there is another incident with yourself or a tradesperson, they will be given notice and need to vacate.
