That's not to say that education isn't needed to manage and preserve your assets or to increase your earning potential.So, my suggestion is to enter the real estate arena at a more sophisticated level than most do without money, an education or experience.

I would add that as you run numbers, find rental comps in that neighborhood to see if the rent price you need to charge will be sustainable.Investors always want to preserve their cash as much as possible, but when looking for a long-term buy and hold investment, it's not uncommon to pay a bit more up front on the property purchase as long as the cash flow numbers meet your goal.

It's not on the national registry but on the local registry and we are controlled by the local historic preservation board.

Also, as you progress along in your investment career, growth becomes less important than wealth preservation ... this is when many investors tend to go lighter on the leverage because their portfolio is already large enough and protecting it is more important than growing it.
