@Calvin LipscombBy curtailing the duration of your inspection, the Vendor is essentially not permitting your diligence - which in your purchase contract should be worded as "inspection to your satisfaction".  

I've seen enough clients run headlong into trouble and heard enough stories here that I decided to be patient and wait for the right opportunity.

Just have to be patient in finding the right one in the right location.Also, don't have to be David Greene to do the BRRRR strategy!

I guess what I am saying is if I had more time to be able to be patient and let the appreciation do it's job, I would probably go with San Antonio, but would probably target closer to $150k properties.

Just be honest,  Be patient.

It's definitely a city that should continue to see appreciation as investors and developers come in and put their money to work.I wouldn't do any land-banking there if you don't have patient capital though.But if the properties you're analyzing are cash flowing now then I would definitely say pull the trigger.

It is much better to be patient for the right tenant then to just throw one in your property because of the fear of turnover costs.

But I’ve got some wise, experienced investors around me reminding me to be patient and not jump into something that’s not a deal just to get a property.

If it’s difficult to find that, be patient, look harder, and be creative.

I choose anyone I deal with in life as a resource that I can also be a resource to also, in life's dealings.There are plenty of  tenants out there that live by the " GOLDEN RULE" also, You just have to try to keep yourself in a financial position where you can afford to be patient.
