Cons of selling to LLC - Ongoing legal & tax paperwork that is more complex & potentially more expensive than if we kept ownership outside LLC- ?

Hi everyone,I’m reaching out to see if anyone has experience dealing with local regulations that seem to overstep property ownership rights.

I want to be sure I will get full clear title (ownership) of the house and not get burned by an outstanding lien or something. 

I thought a quiet title action is to resolve ambiguous ownership and would essentially go down the probate path (read/process the will).

First thing I think of as far as an opportunity will be people trying to find a property that is going to foreclose and has multiple heirs/  Find an heir pay them $ for a quit claim and then force sale and get $$$ from the sale based on your % of ownership.

If you don't turn in your certificate and get a deed, the law assumes you have ownership, but it's not completely clear-cut.

Do nothing: The Trust ultimately owns the LLC and therefore even if the property is re-deeded to the LLC, trust has ownership right too3. 

You may encounter a large cap ex hit in the 1st year of ownership before your cap ex money has accumulated from rent and there should be leeway to handle that with some sort of reserve funds or maybe an open line of credit.

I have seen 3 studies recently comparing home ownership compared to renting.  1) 50 out of 50 largest markets it is initially cheaper to rent than own 2) 97 out of 100 largest markets it is initially cheaper to rent than own 3) 95 out of 100 largest markets it is initially cheaper to rent than own.
