The other 80-90% are getting lower occupancy.My point, is that we are seeing an increase in STR's hitting market, because many owners went from 80% occupancy to 50-65% occupancy and they are moving on.Some of these properties can be fine tuned and get the 80% or higher occupancy rates, and most of these properties aren't unique enough to stand out in the current market, regardless of fine tuning (Maybe it's doable with moderate to major improvements)My prediction, is we will continue to see operating STR's that hit the sales market- those that stand out will have mega buyer activity, those that are good but not as strong, will have moderate activity, and those that are plain and/or over priced will sit on the market.There will be a lot of grumbling about STR's over the next... long while, from investors, due to most investors struggling with this process and occupancy at their properties.

Nancy Neville I was under the impression that touch up paint would address normal wear and tear but if the whole place needs re painting after only 8 months (to address cigarette odor) that is above and beyond normal wear and tear and can be charged.
