Is it determined by nearby sales within 6 months?

Using Google's "nearby" feature they have a notification appear on your phone when you are in range.That technology is now available on a very mobile platform.The Asirvia Go proximity beacon is about the size of a car key fob.

The prospective property is wood and I just found some properties in the area that sold near by but are brick as well as wood.

would you recommend including these areas in my search:Nutley - i see no train station nearby, so would it be rentable with good rents?

I'm sure there's a lot of equity in that unit, esp with a 15 year.I manage/own 4 condo's in town and you are correct, the market is softening due to a huge increase in supply & competition from nearby towns.  

The location is great, and it is tucked away nearby a main strip, so easy access to gyms, restaurants, movies etc..  

I have a couple people that live nearby that I can lean on if I am out of town. 

Though, she lives nearby and wouldn't be screening tenants at all if the properties were in another part of town.

The town does not have inspections so that's a plus, it's in Will County (better than nearby Cook), and the stock is fairly diverse.
