You need to nail down your pro forma, not just cogs and payroll, but think pest control, maintenance, capex, linen rental, menu printing, advertising, cleaning, dish washer rental, Hvac repairs, soda and draft line cleaning, utilities, POS system, security system, etc.

The hallway lights are controlled by 2 single pole switches and the dish washer wasn't installed correctly.

They may want to see that your current mortgage has seasoned for 6-12 months before dishing out other investments.  

Whatever you dish out to him, may fly back into your face.

It's clear water and my dog uses it as a water dish, so, it's not sewer.I've lived in this house before for 1.5 years (moved out 5 years ago) and didn't notice this, but I also didn't do much yardwork in the front, which I'm doing now.
