This will be a lot more meaningful than just us $25-$35 per sq ft for a light to medium rehab.Also, spend sometime to develop an example scope of work (bathroom remodel) and price out all the materials to do the job.

Hi, I'm from the greater Seattle/Tacoma, WA area and I've been managing medium sized properties through multi-year renovations in the south end (Federal Way, Fife and Tacoma) for the past 6+ years. 

@Curtis Bowery, not to split hairs, but I would consider 6 years medium term.
