Hi @Leon Jamison,I can recommend my contractor. my project was $420K, 7months, funded through 203K. we went slightly over schedule (10months),mainly due to a few failed/ repeat inspections, but we were able ton finish under budget.TBH, Im actually doing a second multi family reno project in the heights, New York Ave with the same contractor beginning March 2025.Anyways, you're bound to have issues when working with any contractor.

I am not sure what tools you are using for your cash flow projections but it's possible to have a property that does not cash flow year 1 but will in year 2 or 3 and so on based on average historical appreciation in Austin TX.

I reviewed the SB9 legislation, and it states that properties occupied by a tenant in the last 3 years are excluded from SB9 but only if the project includes demolition or altering more than 25% of the exterior structural wall.
