Have you looked into any REI networking or meet-ups in the area?

Further, the property may qualify for larger loans based on the increased cash flow ability to service debt.  

Given your stated position of things, assumptions of skills and network, I'd say your best path is a totally different one. 

I am not terribly concerned with networking to find reliable contractors for renovation work.

The deal was successful and later on we sold the property at a significant profit and 1031 to something larger. 

Sure, they may be able to grow to a very moderate size,  add a few units, or trade up to a larger investment, but as for real scalability: NO.Why?  

I have also done the math and my account over the next 20 years will grow larger assuming a flat 7% return by taking loans then not. 

I'm looking to bundle them and 1031 exchange them into a larger property.  

To achieve this, I’m planning to scale rapidly by performing a couple of syndications to acquire a larger portfolio.I currently have a portfolio of 17 properties, but to justify labor costs and create a sustainable structure, I need to expand quickly.
