With that being said I'll obviously be focusing on out of state.I know Ohio is mentioned a lot around here, specifically Columbus, and I'm an Ohio State alum, so that would be pretty cool to secure my first property in Ohio.

PHX is growing so rapidly, so knowing which direction that you'd like to focus on will definitely be key. 

I know the larger companies around here were charging up to 25% but it will probably vary no matter where you are at.  

Just thought I'd let you know this:  I fell for the webinar and so far I'm beyond frustrated.  

This was being done by amateurs without mentors, BP, a decent Internet forum, anyone to ask for advice, or heck, without knowing anyone that owned more than one house.

You also need to know if you will need to underpin the foundation as that can add up.
