I am not sure what type of real estate investing you're considering, but it sounds like, with your family and busy job, you won't have a lot of time to be hands-on or personally involved.

In my lease, rent is due on the 1st and late on the 6th (and I file eviction on the 10th).

Basically all rentals, even ones owned under LLC, come up during loan DD as long as you file them under one tax return as personal, that was what happened to me earlier.  

Their only involvement will be funding the project. 

That includes going to the bank and getting a cashiers check.Pay them at the bank, get deed notarized there, then take it to Register of Deeds and file deed.I have done this a half dozen times to keep from missing out on a great deal.For what I'm paying any risk is negligible.  

To apply cost segregation to your 2024 taxes, you need to do it at any time before you file your taxes, not before the New Year's champagne toast.

Something to watch if you are mindful of the government being over-involved in nearly every single LLC registration.
