That has not worked and I've lost out on a few homes I was very interested in because the agent either didn't get back to me in time, or didn't know the area well to offer solid advice, or didn't want to put in much of an effort other than to send my some automated search result (which I often had already).

I would venture to bet that the HOA only meddles in peoples intimate affairs when the HOA decides they do not like the owner - that is when they pull out the rule book and start to play 'gotcha'.

A lot of out of state investors don't realize that there are a lot of options between those two extremes, where you can have a pretty good property that already has a tenant at a mild to moderate discount- it just might need some improvements in time because it hasn't been FULLY rehabbed before it was sold to you.
