Purchase price: $42,800 Cash invested: $59,000 Sale price: $105,000 Couldn’t be happier with this house, it’s rented out for $950 a month it appraised for $105,000 and I only had $59,000 total into it.

Now with the states making harder with license requirements, hassles of filing foreclosure in judicial states, stipulations on contacting borrowers, statue of limitations since last payment or maturity of the notes, I am much happier doing the business loans to landlords, and working on investor relations for 16 geriatric behavioral health hospitals, and lender relations for a company buying pools of low balance consumer notes in the single digit range and bringing them lenders who also want to clip coupons and not deal with all the hassles of mortgage notes.

I'll save in the short term in that I can see what is happening and be more aware of what repairs are needed and handle things the way I'd like them to be handled, and in the long term have happier tenants that stay.Thanks again for all the help & suggestions!!

They have better quality tenants, the tenants are happier because I'm responsive and professional, and the owners free up their time for better things instead of fretting over a tenant that's three months behind on rent.Don't step over dollars to pick up dimes.
