I highly suggest making sure your lease options contracts are separate and are done correctly in order to decrease liability and maximize your returns.We market our properties by putting signs in the property or by hanging door hangers in the neighborhood.

Hanging on to a property for any reason other than financial, is an emotional decision...or a bad poker move. 

Note to self.....don't retain counsel from an attorney that hangs at BP at 10 PM. 

I think real estate would be a great part time job while going to college, I hang my license at Homesmart for the low costs since I mainly focus on investing.

I am doing a lot of research to try to find who I should hang my license with.

Offer them some fresh-squeezed juice or some Costco-bought single-origin coffee out of the newest, shiniest Keurig you can put in the kitchen.One trick that I absolutely love and have talked about before on Bigger Pockets is hanging a $200 jetted stainless shower tower in the bathroom.

@Wayne BrooksThats exactly what im worried about-if any "hang-ups" happen with refi, it could open up the flood gates of problems I fear.
