Use stuff like this and you'll have good markets and deals in no time. 

I do the same stuff I do here in the brokerage office and for the agents around me, just ask em, but obviously the reach is far more limited, right. 

I know @Bob Stevens guy is all  cleveland stuff but we've said this for the past 6-12 months-- this area is going to crash.

We tend to buy stuff in the 200-275k ARV range but pick them up needing rehab under market value.

My tenant is now living there but needs to use the main house address when buying stuff from companies like Walmart, etc... since the 1/2 ADU address does not show up.

Will be interested to see the responses and learn how people are using this stuff.

Think there will be a revision years down the road to fix some stuff. 

Being someone who is interested and house flipping/ home renovation BUT is not handy at all, what are the best resources to learn and get better at this sort of stuff.

There are a lot of things you can criticize BP about, but they do a lot of good stuff too, his video just wasn't really objective.

Once you create some decent wealth in a market like this and you feel the growth is slowing, that's the time to start thinking about moving that equity to another market that's probably more expensive.Rinse, repeat, and you'll build a ton of wealth.But it all starts with an appreciating market that you can afford to operate in.Great stuff.
