Just a few things I did to help me save (and they added up):- Cut out the cable and use wifi/Netflix - Make coffee at home - Stop eating out, only making it a special occasion here and there- Stop buying unnecessary clothes - Switched from a 35$ a month gym to a $10 a month gym- Cut out "snacks" when grocery shopping- Quit smoking cigarettes - Be mindful of utilities, shut off lights at night, don't leave them on- And most importantly, stay busy.

Any suggestions or strategies so I can get into the market sooner than later.

It is through Fannie Mae, which requires 6 months before a cash out refinance, but am I able to go to another broker and see if they can get me a refinance sooner?

I also do not change locks on hostile tenant's doors because I am assuming I will be getting rid of these types of folks sooner rather than later. 

I still have a few months in the army and have time to learn but the sooner the better would be amazing!
