This method of doing things definitely required more of our time & sweat equity, but we were able to perform what amounted to nearly a gut rehab with high-end finishes for $60 / sf.We finished the renovation and immediately staged / furnished both units. 

In the new house I had to do a Full gut and refinish in the basement, refinish and lay matching new hardwood throughout the entire house, as well a a full custom kitchen, and updated the bathroom as well.

So do you homework, find ones that you like, and go with your gut.

That's what my gut is telling me also! 

think your instinct is correct.. 

That takes guts to go up and talk to a previous home owner while carrying guns.  

I think that combined with it being nearly a gut job is what made other investors pass. 

My kids went to college mainly from my income from my  SFH income.I have small amount of time left with the last child.I have now taken upon myself to do a partial gut of my houseI live in.

What was once a 3 week cosmetic rehab, was now a 2-3 month full gut.
