Of course it will cost a few grand, maybe more. 

Our understanding of the guidelines are that it isn't just bedrooms that determine how many people are allowed to live in a property but also the size of the unit, how many rooms it has, and how old the occupants are (meaning small children take up less room).

But if you have enough room to expand the warehouse portion of the pemb, the topo is level, not hitting on a setback or ROW, an easement, etc…..then why not expand?

Single Room Occupancy (SRO) or PadSplit / CoLiving are able to make a ton of income, especially if you modify the house with a couple extra bedrooms.

There was room on the deal to make a few mistakes and we certainly did along the way!

There was water in the utility room, went through wall to the next bedroom and left water stains where I may need to replace the floor. 

I think Strawberry Mansion has so much better scale for still room to grow neighborhoods there.
