If you are buying good properties you shouldn't ever need a property to carry another property.

However, my credit is not good and I'm having a difficult time getting anyone to rent to me.

So, go with a good solution on the deadbolt.Screw a lockbox in a wall near the door for an emergency physical key.Find a locksmith that can rekey the doors between tenants - put ALL locks on the same key.Most electronic locks warn you when the battery is getting low.

Hotel is open, we had a grand opening, we've been doing good and cash flowing.

Like anything.. when you pay for training and support you have to put in the time on your own as well to see the results, unfortunately it does not come with a magic bag of dust, but if you are looking to find the right path in this marketplace you are in good hands with Matt and his team.

I did a test to see interest at $3,000 that got some good candidates, but didn't take them through the whole qualification process because it's not ready to rent yet. 

I remember some of my staff trying to rent rooms and they would get 70 applications and interview potential roommates in person to see if it was a good fit.

I suggest focusing on properties that need cosmetic work in order to reduce overall risk, while keeping access to a good ARV.
