Several years ago, I ran a travelling AAU Girls Basketball team and the only parents I had trouble collecting from was a prominent dentist in town.

College girls tend to treat properties nicer than guys, but I agree I would need to factor in some sort of "rainy day" expense.I doubt I could get more than $3,000/mo.

I might not be able to make it all the time since I have two girls under the age of 3 but I will defiantly try.

I like shorter payoffs, but you must do what you are confortable with, to play a lttle game, sounds like you are looking for a 1% property and your father-in-law wants to see you in a 2% PROPERTY FOR HIS LITTLE GIRL...hmmm

The problem is, the more I ponder this strategy, the more I realize that if I find a good deal for fix and flip, that deal would also probably make a excellent deal for a rehab and rent.

For instance, if you only like girls, no point chatting up all the guys in the room.

I ponder about which is truer and to what degree and what the context is for the difference.
