So initially there was at lease 15% equity and on some the appraisals came back higher so there is even more equity. 

I am currently focused on Wholesales, Lease Options, and Turn Key rentals in NE Ohio.

If your lease includes it, then yeah you probably should cover it but why on this earth would you ever ever include internet in a lease. 

It is in leasable condition but has below market in-place leases.

It appears the base zoning must allow for the creation of 3 units in order to lease a total of 8 bedrooms.

- We've chosen many times NOT to renew a S8 tenant's lease because of the damage they cause, which their caseworker won't hold them accountable for.- We just evicted a S8 tenant that refused to pay their portion of the rent. - We also have S8 tenants move because the owner won't agree to repaint, replace carpeting, etc. - that were new when the S8 tenant moved in 1-2 years ago.Another challenge of finding S8 tenants is many EXPECT you to waive application fees and security deposits. 

Are properties such as this more appealing to buyers with renters already on leases or will I get more interest and a higher sales price if I sell the property vacant?  

How does it address situaitons where occupants either have a fake lease or got scammed by someone posing as the landlord?

You want to see all of the leases, if there are any, and when they end.

@Tanya Maslach Since it sounds like you're not really using a property manager - connect with whoever helped you purchase the property to see if they know of a leasing agent or showing agent that you could reach out to help hold the property open to tour at least once to twice a week for an 1-2 hour period on weekends.
