I've built a pivot table of brand name vs. cap rates per state, and I am starting to see some of those patterns emerge.

My own thoughts are that you can own fewer properties in CA to built long term wealth vs. buy a lot more properties in other states.

Purchase price: $55,000 Cash invested: $110,000 Sale price: $205,000 This was a 1950 raised home that needed extensive foundation repairs as well as all plumbing, electrical and subflooring.

I have a great tenant and very few repairs issues (I put in a new HVAC and water heater a year before I moved out) but will eventually need a new roof (house was built in 2005). 

If you don't have savings to get more property, the leverage would only increase and the risk so why risk something when you are creating a strong foundation?

As far as title companies go, I would recommend Foundation Title & Escrow.

It currently seems I’m not going to be coming back to the states anytime soon (given the upcoming projects within the next 3-4 years) but would really appreciate any advice on investment rental property strategy as so to start building the foundation for generational wealth/passive income.We have saved a substantial amount of money  for which the original intent was to buy our future primary residence with all cash if/when we moved back to the states.However, that’s not what’s going to build generational wealth and would rather put that money into passive income investments hence, real estate rental properties.

We are currently in the process of Renovating this home built in 1965 and plan to have completely transformed it by spring 2025.
