You can find some 2 units under or around $250K but they have been sitting on the market for over 150 days which tells you its not a great deal if it were an investor woud have already purchased it 4 month ago.  

Greater Houston REIA has a Wholesalers and new Investors focus group and that will be a good place to learn abut it.

Currently, since I'm an out of town investor, I pay someone once a month to host an Open House for me. 

Also, I work with a lot of long-term RE investors and none of them look at ROI.

I have known them for 10+ years and have been an investor with them for the last 4 years.
