Most out-of-state investors looking at Detroit are typically focused on cash flow, which means they're usually targeting C or C+ neighborhoods.

When you do a little extra work ahead of time, the process goes so much more smoothly.

From what I can tell, the extra equity on the house could be utilized to provide better ROI.  

So, what caused this sharper-than-usual slowdown?

Most sellers only care if you close so you can usually use another form of capital stack other than what is on the agreement, however, the seller can force you to use the originally agreed-upon payment method. 

The subgroups are usually smaller and easier to get to know people.

For example, I have a private lender that gives me 8-9% on the rate for rehab costs when I am usually getting about 10.25-11.25% on the rehab costs from hard money lenders, and the HML is not sending the full money upfront, but in draws (this is normal for most HML) which is a lot more cumbersome. 

The data shows that guests usually look at only the first few before deciding to investigate further, so I’d narrow it down to your BEST 40 or 50. 

I can quote from over 100 lenders instantly, but usually only work with fewer than 30 in a given year.

Politely and clearly, make it extra clear that all information will be verified including income prior to the signing of any lease.
