I just built an elevated home in Jamaica Beach (AE flood zone) and the best insurance quotes appear to come when the lowest floor of the home is at least 4 feet above base flood elevation.

I am looking at a project that is  a historic building that sits in an Acre and is 8700sf . very walkable to lots of amenities,restaurants,grocery, schools, government offices e t c.in the past i have remodeled SFH ,renovated industrial builings to retail centers (sizes up to 15000sf)Project Scope: i am thinking retrofiting and add an addition and have aprox 32 units of apartments with elevator, and finishes stainles appliances,granite tops, study says that target tenants are milenials,retiress and due to proximity to government offices government employees.current rents go for 1bed 900-1000 and for 2 bd 1100-1200  . the sf need for 1 bed is 800sf ( should be able to rent according to the study for $1200)and for the 2 bed is 1200sf( should be able to rent according to the study for $1400)for this area.14  1 bed x $1000 =$14000 x12=$168,000. year18   2bed x $1200 =$21600x12=$259,000 yeartotal yeqarly income $427,000.00 -8%$34,160)vacancy (study says 3% for this area)=$392,840.00 yerly gross income.using current rents for fast stabilization as the goal is a non recource loan.i have couple questions that i would greately apreciate your input. 1)is it worth going after tax credits and how do i find more information?

I knew the floorplan was different just from the elevations, (fronts) but the layouts made the larger places feel cramped.

Its listed at a 10% cap rate and its seems on paper like a good deal. 8 years are left on a 10 year tax abatement and the building has an elevator and gated parking garage.

Outside of biking distance is much less expensive but desirability and rents drop way off. 0.25 miles (walking distance) - 2 miles (biking distance) tends to be the sweet spot, at least IMO and for my market.Good point made about flood insurance too, and that is NOT optional if you have a mortgage and rates are NOT negotiable, but set for the market ... become familiar with the map of flood zones ... if you can get just outside of the flood zone (depending on elevation as well as ocean proximity) and still in the sweet spot, then that'd be double sweet.As for hiring a realtor to fill it, manage it, and charge you a % ... depends on the realtor, depends on the %, and depends on your goals, availability, and willingness to self manage, but in a vast majority of cases, especially with a vacation type rental, it will most likely be in your best interest to self manage, at least in the beginning if you only have 1 property and little experience.

there was a very famous case in San Francisco 20 plus years ago.. where 2 of those dogs attacked a young women in the elevator while the owner was trying to restrain them.. and the dogs killed the young women.. and I believe the owners were also attorneys of some repute .
